What’s in a Roof Measurement Report
A roof measurement report is a PDF of the roof’s geometry for an estimate. At minimum: area, squares, and predominant pitch. A Premium TrueRoofView report adds facets and edge lengths. When area is measured, the file also shows a waste table. Here is the field list, matched to the sample.
Basic versus Premium
Bid Report (Basic), $16.20, is total roof area, predominant pitch, and squares. Squares are the area divided by 100. That is the whole short file, and it is the right file when those three facts are all you will use.
Premium Roof, $21.83, is sold as the full report: a facet diagram, pitch by facet, and lengths for ridges, hips, valleys, rakes, and eaves. The sample report is a fictional Premium specimen (report TRV-SAMPLE-001) for a made-up residence in Miami-Dade County. The street address is withheld. Its locked illustration figures are 2,184 sq ft, 21.8 squares, predominant pitch 7/12, 8 facets, and the line lengths shown on that page. They are not a local average and not your house. The sample reprints that area as a waste table at 0–20%. The same kind of table is part of a Basic bid on the homepage, because a square count is what the percentages multiply.
How to read the sample without fooling yourself
Start with the stat line: area, squares, predominant pitch, facet count. Then read the length groups. Ridges and hips drive cap. Eaves and rakes drive starter and drip edge. Valleys drive flashing and often the waste you choose. The waste table reprints the area at 0, 5, 10, 12, 15, and 20 percent. The sample says 10–15% is a common band for a hip with valleys, not a required factor.
The plan is schematic and not to scale. Use the tables for lengths. Areas on the sample are sloped surface area, which is what a shingle order cares about, not the flat footprint you would trace in Google Earth.
Other products, briefly
Commercial Premium ($72.00) is built around sections, perimeter, a penetrations overview, and drainage notes for low-slope buildings. It is not the house sample with a different title. Walls ($36.00) are wall areas for siding, and the openings tier adds window and door counts. Full House combines Premium roof data with walls and openings. The 3D tiers on pricing are described as the detailed report plus a 3D model.
Paid files also identify the property, the pin, the product, and a report id. Notes you type (“detached garage”) come back as notes if the measurement includes them. One order is one pinned building.
What is deliberately absent
Condition. The report will not tell you the shingles are bruised, the deck is soft, or the roof has five years left. It will not fill out a wind-mitigation form, pull a permit, or state that an insurer owes for replacement. It will not output an ESX file; see ESX roof reports.
It is also not a survey. Aerial estimates move when imagery is old or blocked. Terms require you to verify critical dimensions on site. If we cannot see the roof, you get a refund under the guarantee, not an invented diagram. We produce these files for United States addresses nationwide.
Questions
What is a roof report?
It is a measurement document, usually a PDF, listing roof area, squares, and pitch so someone can estimate materials. Detailed reports add facets and the lengths of ridges, hips, valleys, rakes, and eaves.
Does every TrueRoofView order include a facet diagram?
No. The facet diagram, per-facet pitch, and edge lengths are part of Premium Roof ($21.83). Basic ($16.20) is area, predominant pitch, and squares.
Are the sample numbers a real Miami house?
No. The sample is a demonstration. The street address is withheld and the figures illustrate the layout only.
Does the report include waste?
When the report includes a measured area, it also includes a waste table from 0% to 20%. You choose the factor. The table does not pick one for you.
