The two residential reports contractors actually compare

Bid Report (Basic), $16.20, is enough when you need a fast square count and the predominant pitch. Think of a simple gable you already trust, or a first look before you decide to run the job.

Premium Roof, $21.83, is the one to order when hips, valleys, dormers, or a porch will move the waste factor and the hip-and-ridge cap count. You can see the shape of that file in the sample report. The sample is a demonstration property in Miami-Dade County with the street address withheld. Do not bid from those figures.

What a square count leaves out

Squares tell you the field of shingles. They do not tell you how many hips you will cap, how much starter you need, or whether one plane is 4/12 and another is 9/12. That is why a cheap footprint trace and a measurement report are different tools. We also do not grade the deck, count layers, or tell you whether the roof is insurable. Those are site and underwriting questions. Our terms limit the file to estimating use.
