Cook County and the collar suburbs

Roof Measurement Reports in Chicago, IL

Chicago roof reports have to cope with bungalows, two-flats, greystones, and a surprising amount of low-slope roof mixed into neighborhoods that also have steep gables. A suburban hip in Naperville is a different order from a city lot with an alley garage.

Bungalows, additions, and alley garages

The classic Chicago bungalow is a compact roof with dormers that change the square count more than people expect. Two-flats and workers’ cottages pick up flat-roofed additions. Greystone side walls are a siding or masonry question, not a roof question; use a wall report if the facade is the bid. The alley garage is the line item everyone forgets. It is included only if the notes say so and the image shows it.

Collar-county suburbs are closer to a national hip-and-gable stock. Order them on this same form. Do not expect a city bungalow price and a Naperville price. There is one residential card.

Lake wind, snow, and flat roofs

The lakefront sees wind and lake-effect snow that inland DuPage does not feel the same way. That changes how crews stage a job. It does not change the arithmetic of area. Snow cover can still hide a roof; we refund when the edges are gone. Freeze-thaw is the long-term wear story and, again, condition rather than geometry.

True flat roofs on additions, small commercial buildings, and multifamily should not be forced into a shingle square and ignored. If the flat area is the job, say so, and consider a commercial SKU when the building is commercial. We will not certify drainage. Ponding is a site observation.

Permits, prices, delivery

We do not pull City of Chicago permits or check a landmark district. $16.20 and $21.83 are the house prices. The Illinois hub covers downstate, which is a tornado-and-farm roof story rather than a bungalow story. Minneapolis is steeper and snowier. Standard delivery is 30–60 minutes when the roof is visible.

Questions

Will you include the garage on a Chicago alley?

Only if you write it into the notes and it is visible. A pin on the house does not assume the garage.

Do you measure flat roof additions?

Yes, when you identify them and imagery shows them. Large commercial flat roofs should be a commercial product.

Do you handle City of Chicago permits?

No. The report is a measurement. Permits, landmarks, and code review are yours.

What does it cost in Cook County?

The same as everywhere else: $16.20 for Basic and $21.83 for Premium.
