Roof Measurement Reports in Miami, FL
Roof reports in Miami are usually about concrete tile, tight lots, and flat roofs on multifamily buildings, inside Florida’s High-Velocity Hurricane Zone. TrueRoofView measures that geometry from imagery and sends a PDF. We do not perform a Miami-Dade wind-mitigation inspection.
Tile hips, flat roofs, and salt air
Miami-Dade roofs are not a single shape. Coral Gables and many post-1990 subdivisions show clay or concrete tile on hip frames, with valleys where wings meet. Condo buildings and warehouses along the avenues are often low-slope, with parapets. Older bungalows in neighborhoods closer to the urban core may still be shingle. Salt air is a durability subject for metals and fasteners; it does not change the square count, and our report will not tell you the fasteners are sound.
The High-Velocity Hurricane Zone covers Miami-Dade and Broward. Product approvals and opening protection are building-code and insurance topics. A measurement report does not approve a roofing product and does not photograph clips or shutters. If your bid depends on those, you still walk the job. If your bid depends on squares and hip length, a Premium report is the file that matches a cut-up tile roof better than a single footprint number.
Insurance questions we do not answer
South Florida carriers often ask about roof age and covering type before they talk about premium. Age is not visible as a reliable number in a nadir image, and we will not invent an install year. Geometry is what we sell: area, pitch, and, on Premium, the edges. For a claim estimate in Xactimate, the ESX page explains which of those figures people type, and that we never attach an ESX file.
The sample report is staged as a fictional Miami-Dade residence so the layout is local. The street is withheld and the squares on that page are illustration, not a typical Miami house. Do not quote them to a homeowner in Kendall or Hialeah.
Pins, lanais, and neighboring roofs
Zero-lot-line houses and townhomes make the pin the whole job. Drop it on the correct unit, and write “end unit only” or “include the detached garage” in the notes. A screen lanai roof is easy to merge into the house outline from altitude. If you want it in the square count, say so. If you do not, say that too.
Imagery in dense east-side blocks can be shadowed by trees and by the house next door. When we cannot see the surface, the order is refunded under the delivery guarantee instead of traced through a canopy. Standard delivery remains 30–60 minutes from payment. Prices match the rest of the country: Bid Report $16.20, Premium $21.83.
Where else in Florida to read before you order
Broward is the other HVHZ county and uses this same Miami product logic even without its own page. Orlando is inland and not HVHZ. Tampa Bay is Gulf coast and also outside the HVHZ. Jacksonville is a different wind region again. The product overview is Florida aerial reports; the regional map is the Florida hub.
Questions
Do you measure roofs in Miami-Dade County?
Yes. Miami addresses are ordered like any other United States address. We also measure Broward and the rest of Florida wherever the imagery is clear.
Will the report satisfy a Miami-Dade wind-mitigation inspection?
No. We do not inspect openings, roof-to-wall connections, or product approvals, and we do not complete wind-mitigation forms.
Are Miami reports more expensive because of the HVHZ?
No. Premium Roof is $21.83 here and in every other U.S. city. The HVHZ changes local rules, not our price.
How soon does a Miami roof report arrive?
Most PDFs are delivered 30–60 minutes after payment. Late standard orders are refunded under the delivery guarantee, and you still receive the file.
