Roof Measurement Reports in Phoenix, AZ
Phoenix roof reports are about concrete tile and low-slope flat roofs under hard sun, not about Midwest shingles. Clear desert imagery helps. Underlayment failure and foam condition are still things we do not see from above.
Tile is common. It is not universal.
Scottsdale and many HOA communities are concrete tile on hip roofs. Parts of the west valley and older city lots still have asphalt shingles or a flat built-up, modified, or foam roof. Downtown and industrial areas add TPO and other membranes. Order a house tile roof as a residential Premium when you need hips and valleys. Order a flat commercial building as a commercial report. Do not assume every Valley address is tile.
HOAs often require tile. That requirement is theirs. We will not confirm HOA rules or calculate tile weight. Weight is a product data sheet. UV aging and underlayment cracks are condition. A spotless aerial square count can sit on a roof that needs a tear-off, and the opposite is also true.
What monsoon season does and does not do
Monsoon dust and the occasional haboob dirty a roof. They rarely hide its outline the way an Atlanta oak does. The measurement problem on tile is the small hip and the cut-up courtyard, not the dust. Parapet flats need a commercial product so perimeter is in scope. Equipment wells that shadow a corner should be mentioned in the notes.

Do HOAs get a copy or a special report?
No. You get a measurement PDF. HOA submittals, colors, and tile profiles are your paperwork.
