Roof Measurement Reports in Denver, CO

Denver roof reports sit between plains hail and foothill snow. We measure area and pitch. We do not calculate structural snow load, and we do not measure a roof that is still buried.

Hail on the plains, snow toward the foothills

The east metro, Aurora, and the newer plains subdivisions take hail as a regular underwriting topic. People ask about impact-resistant shingles. We do not class a shingle and we do not quote a premium discount. The foothill communities see more snow, more freeze-thaw, and more metal mixed into a stock that is otherwise architectural shingle. Those are different roofs. They are the same two residential SKUs.

Snow load, drift, and structural capacity are engineering. Pitch on our PDF is for estimating surface area and, for your crew, for knowing whether a roof is steep. It is not a ground-snow figure and it is not a design load.

Winter imagery

A December image with six inches of snow on the eaves is not a measurable roof. Ridges disappear, and a footprint traced on the snow line is larger than the shingles. If that is the only clear frame, we refund under the imagery rule. Spring and fall images of the same house are usually usable. Mention in the notes if you already know the photo will be white.

Complex roofs in older Denver neighborhoods, with dormers and intersecting gables, are where Premium earns its price. A rectangle in a new subdivision may be fine as Basic. Highlands Ranch, Lakewood, and Arvada do not need separate products.

Front Range orders, statewide context

Checkout is $16.20 or $21.83 for houses, commercial SKUs for flat roofs downtown and in industrial areas. Colorado Springs and the high country do not have city pages; they are United States addresses described on the Colorado hub. The delivery promise is 30–60 minutes when the roof is visible, not when we are waiting for melt.

Questions

Can you measure a snow-covered Denver roof?

Only if the edges are actually visible. A roof buried in snow is refunded rather than traced along the snow line.

Do you calculate snow load?

No. We report pitch and area for estimating. Structural snow load is an engineering calculation we do not provide.

Do you certify impact-resistant shingles?

No. We do not identify shingle class or promise an insurance discount.

What does a Denver report cost?

Residential Basic is $16.20 and Premium is $21.83. Geography on the Front Range does not change the price.
